How do I apply for a rental unit?

Every adult that will live in the unit must fill out an application. Applications are available on our website or in our office. Completed applications must be turned in to the office, along with the $20 app fee and a copy of each adults  drivers license and/or state ID with photo, to be processed. Copies of your license can be made in the office.  

How much does it cost to apply?

It costs $20 per each adult to process your application. We also require a copy of each applicant's drivers license and/or state ID with photo.

Do you accept Housing/Section 8?

We accept both Housing and/or Section 8.

How long does it take to get approved?

It typically takes 2- 3 business days to process your application. This depends on how quickly your employer and past landlords reply to us, or whether or not additional information is needed during the process. Make sure you have all of the pertinent information correct on your application (i.e. correct phone numbers for employer or landlords both current and previous etc.) Do not leave anything blank. All information requested is needed to process your application. If information is missing this can also delay the process time.

What are you going to check on before you approve my application?

We will check any combination of your credit, current and past rental history, employment and wage verification, and criminal background.

How long is my application valid?

Applications are valid for 30 days and can be applied towards any available unit. Once the 30 days has expired applications are destroyed due to the personal information they contain.

Does my roommate(s) have to sign the lease?

All roommates go through the same tenant screening process. All tenants are jointly and severally liable under the terms of the lease.

When is rent due? And are there late fees if it is paid late?

Rent is always due on or before the first of every month. If rent is not paid by the first of the month a $10/day late fee will be applied. Pre-dated checks are accepted for your convenience and deposited on the first of each month. We also offer an automatic account withdrawal option for rental payments.

If I have ever been evicted or asked to vacate a former rental unit will you rent to me?

No, we will not rent to you if you have ever been evicted or asked to vacate a property.

What is your pet policy?

We allow pre-approved pets in our rentals. There is a 30# weight limit on pets in apartment buildings. A cat or small lap dog would be accepted. Larger breed dogs would need to be in either a duplex or a house. We do not allow agressive breed dogs, or mixed agressive breeds. There is a refundable pet deposit of $250 required, and the rent would increase by $35/month for your first pet, and $15/mo for each additional pet.
